Structured Lending

Real Estate Investors' structured debt team seeks to originate $1 billion per year. The platform provides construction and bridge loans to experienced sponsors for well-located, institutional-quality properties. The program also focuses on subordinated debt and co-lending opportunities. The flexible program originates across the capital stack from traditional floating rate loans to fixed rate (re)development-to-permanent (10+ year) loans on behalf of New York Life Insurance Company’s General Account, the Madison Square Structured Debt Fund, and other third-party accounts, as follows:

Bridge Loans

  • Repositioning projects with total capitalization generally > $40MM
  • Business plan to be accomplished within 5 years
  • LTC 80% or less
  • Bridge to permanent loans available
     

Construction Loans

  • Ground up development with total capitalization generally > $75MM
  • Construction completion within 3 years
  • LTC 75% or less
  • Construction to permanent loans available

Subordinated Debt

  • B-Note and Mezzanine loans greater than $20MM
  • Attachment points from 20-60% LTC/ LTV
  • Priced as incremental leverage to a maximum of 85% LTC/LTV
  • Short and loan term funding available
  • Senior debt can be pre-existing or co-originated

Co-Lending Senior Debt

  • Large asset or portfolio loans with total capitalization > $100MM
  • Team with banks, insurance companies, and debt funds
  • Single-asset or portfolio loans
  • Senior, junior, or pari passu tranches
  • Ground up development with total capitalization generally > $75MM (link to debt)
